HOA Annual Meeting 2026

Attendees: 21 unique attendees.
2025-2026 Recap
o Reserve Study Completed. It will be used to help guide future investments into the cluster’s common areas and infrastructure.
o Light poles retouched to fix corrosion.
o Light poles rewiring for poles that were not functioning. Now all light poles work.
o Down tree and tree maintenance continuously throughout the year.
o Snow treatment/removal throughout the winter requiring monitoring of conditions and service requests.
o Responding to community inquires.
o Thank you to the community for their help in identifying issues and concerns.
• Board Elections:
o Outline Voting Process
o Each nominee given time to speak: Marcelo B., William B., Bruce B., Liz F (statement read by proxy), Michael E., Ian G.,
o Open forum for Nominees and Community – with no comments.
o Voting commenced
o Elected Board Members include: Liz F, Bruce B., Bill B., Michael E. (Bruce – 20; Bill B. – 19; Liz F – 16; Michael E. – 16)
o Retained Board Member: Mary K.
• 2025 Reserve Study
o Will be used to plan next 5 years of capital improvement
• Has already been used to verify validity of the light pole price quotes
• The study has been posted on the website for the community to review.
• Some questions posed regarding which retaining walls are included in future work. Community pointed towards website with the posted study.
• Highlighted dues increase of $15 per quarter is data driven by the reserve study.
• Highlight automatic payment through the payment portal will update automatically, bank payments need to be adjusted if paid via bank push, etc.
• 2026 Financial Updates & Budget Approved by community.
o Budget walk through.
o Community vote to approve the budget.
• Open Forum Discussions
o Trash Company
• One owner suggests HOA to consult with an additional trash company that services their house and provides agreeable rates. Company noted for future HOA board when contract is up for renewal. Board did highlight that prices is one of several factors used when assessing community services.
o Community Socials
• One resident asked for socials to be brought back. Resident asked to email the board their interest to volunteer to help coordinate the event.
o HOA Fee
• Several residents were concerned HOA fees are too low. Residents pointed towards the reserve study – which drove our fee assessment increase and outlines the estimate reserves based on projected income and expenditures. Portions of the study were walked through to highlight the sources of expenditures and projected reserves throughout the next 5-10 years.
o Community Thanks to Volunteers
• Several residents expressed gratitude for the boards’ work this year.
• Plans for 2026
o This year our cluster is 40!
o Leverage results from new Reserve Study to aid with financial planning.
o Ad hoc tree and landscaping maintenance.
o Continue to be responsive to community requests.
o Bring back social gathering/HOA perks with help of volunteers from the community.
o Call for volunteers to help with events.
• Cluster Reminders
o Keep pets on leash and pickup after them.
o Please do not permanently park in guest parking.
o Please keep your trash in containers on trash days.
o Car charging cables must be kept clear.
• Volunteers are Always Welcome
o You don’t have to be a board member to help improve our community. Commitments can vary, from hourly to monthly.
